Subject: Regarding Forgery ,malpractice and making of forged electronic receipt for cheating people by fake allotment of land by PVT. developer.
Respected Sir,
I would like to draw your attention on very serious issue related to land scam by Pvt. Land Developers through following points:
1. Applicant is central government employee in Kendriya Vidyalaya Sangathan running under Ministry of Government, Government of India and presently posted in Maharashtra.
2. That, applicant has booked a plot on 24 October 2012 (area 125sq yards offered by “SMART DEVELOPERS PVT. LTD.,address- Alwar Bhiwadi Road , Near New Bus Stand Tijara Distt. Alwar (Raj.). I have paid 3 installment and booking amount of total Rs 5,21,400 vide cheques (Details of fee receipt are annexed with this application).
3. That, after paying such a huge amount it came to my knowledge abov esaid developers are not only cheating innocent people like me but also not doing any work for developing or allotment of that land though 3 years has been passed and they breaching the points of the agreement mentioned in the agreement while paying booking amount.
4. That, as per agreement size of purchased plot is 125 sq. Yrds but when I approached to their office for knowing the exact reason for the delay of allotment and registry of the Plot , they replied that due to certain reasons now it is not possible to allot 125 sq. yards and they offered me for taking land of small area which is another way of cheating innocent people. On that offer I refused to take small land as I paid 4 payments (Booking amount and 3 instalments worth Rs. 5,21,400) and thus I said to refund paid amount by me in May’2015.
5. That, at that time they said within 3 months we’ll refund you’re your total paid amount but now whenever I am trying to communicate with them then they either disconnect my phone or harassing me by giving threats. They are also keep on changing their office address to catch new fishes for fraud.
6. That, applicant has only small income from hard earned salary and booked this plot by borrowing money from relatives and now realising that I have been cheated. The culprit developers are not even paying any interest on amount paid by us but also not giving relevant reply.
PRAYER:
1. Strong action should be taken by forming investigating team of high level police officials.
2. FIR should be lodged against Proprietor (Mr. SATVEER SINGH) of “SMART DEVELOPERS PVT. LTD.,address- Alwar Bhiwadi Road , Near New Bus Stand Tijara Distt. Alwar (Raj.). and they should be arrested immediately as it is came to our knowledge that Proprietor (Mr. SATVEER SINGH) is a fraudulent person who used to cheat people by doing such kind of malpractices.
Most Important: Appropriate measures should be taken by Govt authorities to ensure refund of amount paid by me without further delay.

All of you have colluded together and hatched a conspiracy against me and under the conspiracy, Mr. Sanjeet Singh Yadav Propieter of Jeet Properties Authorised dealer/Channel Partner of Smartcity Developer Private Limited, Opposite Kajaria Green, Alwar Bye pass,Bhiwadi-301019 approched me on 24.12.2012 and lured me by showing false,fabricated and attractive offer of plot under the false and fraudulent project of developing a colony in the name and style of "SMARTCITY" on the land owned by Smartcity Developers Private limited situated in the revenue estate of Village Tijara,Tehsil,Tijara,District Alwar (Rajasthan) and invited my client to attend pre- launching function organized by all of you at Smartcity Tijara.
In the function several false,fabricated and attractive offers for purchasing plots were presented i.e. initial Rate of land for Plot was declared @ Rs. 7900 per sq. yard but a special offer of 4% discount was given to lure the people fraudulently and the rate was fixed Rs.7600/- per sq.yard. for those who would book the plot on the spot on the same day by depositing advance payment of Rs.1,00,000/- with you.
By showing lucrative and attractive offer of plot fraudulently all of you have convenience me to book a plot of measuring 125 sq.yard in the said project, I have deposited an amount of Rs.1,00,000/- with you vide cheque No.437834 dated 24.10.2015 drawn on SBI,bhiwadi and further you told me to pay Rs.9,48,000/- in 8 instalments(first @10% second to sixth@15% seventh 10% and eight th @5% at the time of taking possession.
You have executed an agreement of sale with me on 5.3.2014 and plot no.B-102 having super area of approximately 1125sq. Feet in the project was allotted to me and accordingly I have deposit payment of Rs.5,21,000/- as ondate. (vide your payment receipt dated 24.10.2012, 21.12.2012,24.1.2013 and 5.3.2014).
You have never developed this plot till date even after expiry of more than stipulated time period according to the agreement dated 5.3.2014 nor resumed any communication with me. Regarding possession of said plot as well as you have shifted your office tijara to some unknown place and no information has been given about the addresses and of new office which is also a violation of terms of agreement, which shows your malafide and fraudulent intention.
Mr. Kiran Pal had been nominated by all of you for communication and interaction with customers in order to reply their quries thus I am trying to contact him since longtime on his telephone, emails and personally at the address provided by you but he is not available. All these acts and conducts committed at the parts of Mr. Kiran pal as well as others directors are showing the malicious and fraudulent intention of all of you.
I have also tried my best to meet several time to resolve this issue with Mr. sanjeet Yadav Proprietor Jeet Properties with my humble request to refund my money with the interest rate which you charge on late payment (1.5% per month as per allotment letter) along with Rs. 2,00,000 compensation for mental harassment.

No proper identification of plots by raju:

Dear Sir,
I had purchased 2 plots of 1000 sq.yd each way back in 2007 in karmabhoomi scheme in District Dhedia, Taluka vasanjada, Kalol, Gandhinagar.
Though builder has allotted me the plots by handing over allotment cum possession letter plus share certificate ( society registeted), but builder has not physically numbered the plots, resulting in confusion of our actual land. The map provided is photocopy. The whole scheme is devided into 4 phases and my plots are in phase 2 ( not mentioned in documents).
Sir, I find this strange as there are no sign boards, nor physical demarcation of plots even after 10 years of allotment.
Since wanted to get out by selling in market, but it has become difficult to convince customer that the plots which i have in paper is actually matching the physical one.
Sir need your assistance n guidance how and what needs to be done. what action can we take against builder for not demarcating the land.
